Hamstead Hall Limited (part of Evenbrook Group) is seeking to deliver high-quality, affordably priced homes for rent as part of proposals to preserve the Grade II Listed Hamstead Hall. The plans would create much needed new homes for rent in Handsworth Wood, set within enhanced grounds of this important heritage asset.
Driven by a vision to create a place where people can rent homes at an affordable level, Evenbrook Group is delighted to bring forward a planning application to deliver 179 new homes at the Hamstead Hall. The new homes for rent will be managed by Evenbrook Group, who have over 30 years’ experience in creating communities where residents can thrive in high quality accommodation. As the steward of the Browns Green estate which lies adjacent to Hamstead Hall, Evenbrook Group has an established history of managing quality places where people in the local area want to live.

Located off Friary Road, Hamstead Hall benefits from unique access to local amenities and connections to the wider area, with Birmingham City Centre just three miles away and easily reached through the local transport network. The proposals offer a unique opportunity to repurpose the Grade II Listed Hamstead Hall, to deliver much needed new rental homes for the local area.

Affordably priced quality homes for rent
Handsworth Wood has an identified need for more housing, including new homes where rents are priced affordably for local residents. Evenbrook Group alone receives over 50 enquiries for each property at the neighbouring Browns Green estate, demonstrating the overwhelming demand for quality and affordable housing in this area.
Evenbrook Group’s proposals respond to this need, with good quality, good value and well managed new apartments priced to reflect different circumstances, including those of key workers, young professionals and older residents. Through the plans, Hamstead Hall will be converted into 52 apartments in a range of sizes to cater to the different needs of residents. These will be complemented by four new buildings containing the remaining new homes.
Delivering affordably priced rental homes without the support of public funding can be a challenging proposition. However, as the existing owners of Hamstead Hall, Evenbrook Group is uniquely positioned to deliver a viable development that will add real value to the local area.
Preserving Hamstead Hall
At the foundation of the plans is the respectful conversion of Hamstead Hall. The multi-million-pound restoration works to the Grade II listed building will sensitively convert it into quality rental apartments for residents to call home. The project will also ensure that this local heritage asset is placed on a sustainable footing for generations to come.
The new neighbouring buildings will also be sensitively designed to complement the heritage of Hamstead Hall, ensuring that the development is brought forward holistically.
Through the works, valuable employment opportunities will be created for local people, with a range of job roles set to be created. This significant investment into the local community will help to deliver a true boost to the local economy, before Hamstead Hall goes on to serve future residents at affordable prices.
Sustainably Led
Set amongst leafy grounds, our plans seek to enhance the natural environment surrounding Hamstead Hall, while incorporating sustainable characteristics.
The delivery of 179 new affordably priced rental homes at Hamstead Hall is inherently sustainably led. By repurposing an existing building, the conversion of Hamstead Hall offers the opportunity to deliver a substantial amount of new housing without causing undue harm to the natural world.
The plans also promise to incorporate green features, such as electric vehicle charging points, while providing easy access to public transport. The proposals will also integrate renewable technologies, including heat pumps to provide heat and hot water to all the new apartments. In addition to incorporating sustainability-focused elements into the development, the plans also promise to enhance the surrounding natural landscape.
This includes the planting of over 100 new trees – a net gain for the site – as part of a wider landscaping scheme which will contribute to the Birmingham Urban Forest Master Plan. The natural world will also be encouraged to thrive, with the creation of community gardens for residents to enjoy. These gardens will offer opportunities to connect with nature, with the potential for residents to also nurture allotments, a community orchard and flower gardens

A welcoming urban village
Complemented by the neighbouring Browns Green estate, Hamstead Hall will form part of a 25-acre urban village that will be home to over 1,500 people from diverse backgrounds.
This community will benefit from quality communal spaces, providing amenities which could include ‘work from home’ space, a gym, entertaining/dining space, cinema and much more. Combined, the reimagined Hamstead Hall will foster an inclusive and welcoming environment, which residents will be able to enjoy at affordable prices.
